Are guests verified before booking?
Yes. All Airbnb travelers must submit a profile photo and verify their phone and email. In addition, we require a government ID. Guest and hosts each publish reviews after check out keeping everyone accountable and respectful.

How do you ensure my property will be kept safe?
No weapons, disease risks, or dangerous animals will be allowed on your property, nor any conditions that increase the likelihood of fire, such as candles, fire pits, or chimney use. We will keep safety info and equipment handy. Its important to equip your home and guest with the safety essentials they might need during their trip. This includes things like a working smoke and carbon dioxide detector, a fire extinguisher, a first aid kit, and fully completed online safety card. Alta Luxe will provide all the above.

How do you ensure my property will be respected?
We will provide "House Rules" that address situations that will matter to our guests. Our rules can provide clarity around what we do and don't allow, like smoking, pets, or additional visitors. The short-term rental community is a respectful community that holds itself accountable through check out reviews. A poor review can be very damaging to a guest or host in regards to future bookings, so it is in every ones best interest to maintain the highest reviews possible.

Will my property be insured for damages and liability?
Yes. Airbnb provides a "Host Guarantee" up to $1,000,000 at no extra cost, which is backed by Lloyd's of London. In addition, Alta Luxe will take out a short-term rental insurance policy on your property. It will cover personal liability and smaller damages on your property.

Explain what "minor repairs" Alta Luxe will cover.
We will change out air filters, change light bulbs, unclog toilets and sinks, repair scratches to painted walls, repair drywall damages. We will take care of anything a handy man can take care of, within reason. We cannot be responsible for big ticket repairs, such as HVAC repairs, roof damage, sprinkler or plumbing repairs, and appliance repairs.

How does rent get paid?
We can set up an automatic monthly payment to your account, or hand you a check on the 1st of the month.

Will Alta Luxe keep my lawn manicure?
We will provide a lawn care professional to keep your outside lawn looking sharp. We will set up bi-monthly cutting service during the peak growing months. We assume that most property owners have an automatic sprinkler system already installed.

How will Alta Luxe keep the interior of my property clean?
A professional cleaning service will be contracted to clean your property after every guest checks out. Depending on how many guest booking there are, your property may be professionally cleaned several times a week. A traditional tenant wont make that promise. It is in our best interest to keep your property in the cleanest state possible.

Will I have access to my property?
Absolutely. We will install a Wi-Fi enabled lock on the front door. This is done to make the guest check in process go smoothly. As the property owner, you will be given an access code in the event you need access into your property. The Wi-Fi enabled locks also serve another purpose. They monitor when a guest checks in or out and when the cleaning service performs their work. Every entrance and exit onto the property is time stamped.

Please explain "Less ware and tear?"
Traditional tenants rent your property as their primary home. They will use your appliances, HVAC, plumbing, and electricity/natural gas as what should be expected. Short-term rental guest generally only use the property sleep, shower, and relax after a day of sightseeing or business. Most will eat out at restaurants, so cooking in the kitchen usually isn't an option for our traveling guest. In addition, we will install a nest thermostat to ensure the HVAC isn't running while there aren't any guest in the house. This will relieve the burden of your HVAC system. Less wear and tear.
